From your first showing to closing day — clear advice, sharp negotiation, and zero pressure.
Buying in Toronto is competitive, technical, and high-stakes. You need someone in your corner who understands all three.
Eight years in Toronto means I know which neighbourhoods are undervalued, which streets to avoid, and what’s actually worth a bidding war.
I’ll tell you when to push and when to walk away. No pressure to overbid, no rush to close on a place that isn’t right.
From pre-approval to closing day — mortgage brokers, inspectors, lawyers. I coordinate everyone so you don’t have to.
No surprises. Here’s exactly what we’ll do together, from our first call to handing you the keys.
We meet (in person or virtually) to talk through your goals, budget, must-haves, and timeline. No commitment, no pressure.
I’ll connect you with trusted Toronto mortgage brokers so you know your real budget before we start looking.
Curated listings sent daily, neighbourhood tours, and private showings. We see the homes that actually match, not the ones that don’t.
I analyze comparable sales and advise on a bid that gives you a real shot — without overpaying out of fear or losing out by underpricing.
Home inspection, status certificate review (for condos), lawyer review. Every box checked before you’re committed.
Keys in hand. I stay connected through closing and beyond — referrals for renovations, property tax appeals, whatever you need next.

"Throughout the entire process, Jackson was understanding and patient. As a first-time homebuyer, he was also great at educating me on the entire process, from beginning to end. He's a good communicator and I was able to always contact him with any questions, concerns, etc. Overall, I had a great experience with Jackson and would recommend him."★★★★★
"Jackson made the search for our new home an exciting experience. He listened to our wants, needs and budget, and he thought outside the box to make sure he could present us with several amazing options. He has great drive and was always timely and efficient too. We enjoyed our time with Jackson, and we highly recommend him!"★★★★★
"Incredible experience. I was away from the province and Jackson took care of everything for me and my family. He even cut our grass biweekly and ensures our property is well taken care of. That's definitely going above and beyond for his client!"Book a free, no-pressure call. We’ll talk through your goals and see if working together makes sense.
For homes under $500K, the minimum is 5%. Between $500K and $1M, it’s 5% on the first $500K and 10% on the rest. Over $1M, you need 20% minimum. Most Toronto homes cross the $1M mark, so plan accordingly — though there are first-time buyer programs that can help. We’ll talk through your specific numbers on our first call.
Ontario first-time buyers can claim a Land Transfer Tax rebate up to $4,000, plus the federal $1,500 Home Buyers’ Tax Credit. The Home Buyers’ Plan lets you withdraw up to $60K from your RRSP tax-free. I’ll walk you through what you qualify for on our first call.
Budget 2–4% of the purchase price for closing costs. The big ones: land transfer tax (Toronto has both provincial AND municipal — the steepest in Canada), legal fees ($1,500–2,500), title insurance, and adjustments for utilities and property tax. I’ll give you a precise estimate before you make an offer.
Yes — always. Pre-approval locks in your rate for 90–120 days and tells us your real budget. In a competitive market, sellers won’t take your offer seriously without it. I work with brokers who can pre-approve you in a few days.
Three things win bidding wars in Toronto: a clean offer (few conditions), a strong deposit, and the right price strategy. I analyze comparable sales going back 30–60 days and advise on a bid that gives you a real shot — without overpaying out of fear.
Sometimes — but rarely. In hot markets, sellers expect firm offers, but waiving inspection on a 60-year-old detached home is risky. I’ll often recommend a pre-offer inspection so you can bid firm with confidence. For condos, a status certificate review is non-negotiable.
