Canada’s sixth-largest city — Mississauga delivers waterfront living, world-class employers, and family-sized homes at prices that give the GTA’s best neighbourhoods a real run for their money.
Mississauga is more than Toronto’s western neighbour — it’s a fully self-contained city of nearly 800,000 people, home to the Canadian headquarters of Microsoft, Amazon, Walmart, and dozens of Fortune 500 companies clustered around Toronto Pearson International Airport. For buyers who work in the city or commute to downtown, it offers something increasingly rare in this market: genuine space, strong schools, and a lower price point than comparable Toronto neighbourhoods.
The city covers dramatically different sub-markets. Port Credit and Lakeview on the waterfront are the city’s most prestigious addresses — a walkable, village-like setting with detached homes averaging $1.3M+ and Lake Ontario views. Erin Mills and Meadowvale are the classic family destinations: large lots, excellent school catchments, and a tight-knit community feel.
Streetsville offers heritage character with newer infill. City Centre (Hurontario corridor) is where the city’s growth story is playing out — a wave of condo development, the Hurontario LRT under construction, and long-term price upside for investors who get in early.
As of 2026, Mississauga is firmly a buyer’s market with 6 months of inventory. Detached home prices are down 9% year-over-year, condo apartments have corrected to a $495K median, and sellers are negotiable. For families who’ve been priced out of Etobicoke or North York, this market window is worth serious attention.
The Hurontario LRT — connecting Port Credit GO station to Brampton in the north — is the transformational infrastructure story. When it opens, transit access along the Hurontario spine will improve substantially, and the neighbourhoods around planned stops are where forward-thinking buyers are looking now.
