The city covers distinct sub-markets: Kleinburg and Islington Woods attract move-up buyers with luxury detached homes in the $2M+ range; Maple and Woodbridge are established family communities with newer builds and strong school options; Thornhill (shared with Markham/Richmond Hill) offers mature streets and excellent synagogues and cultural amenities for the Jewish community; and the VMC itself is seeing a wave of condo development aimed at young professionals and first-time buyers.
As of 2026, Vaughan is firmly in buyer’s market territory — a meaningful shift from the frenzied conditions of 2021–22. Price declines of 8–9% from last year have made detached homes more accessible, and sellers in the 45+ DOM range are negotiable. For families prioritizing space, school ratings, and eventual transit connectivity, Vaughan remains one of the GTA’s most compelling value propositions.
