That covers everything: professional photography, video, MLS listing, marketing, showings, negotiation, and close coordination. We’ll go through your specific situation on our first call.

I pull comparable sales from the past 30-60 days, factor in current active competition, and consider the unique features of your home. Then I recommend a price designed for the strategy you want — fast sale, maximum bidders, or premium pricing. Pricing wrong is the most common reason homes sit on market.

It depends on the home. Empty or cluttered spaces almost always benefit from staging — even light staging (rented furniture for living/dining/primary bedroom) can lift sale price 3-5%. I’ll give you a candid recommendation based on what your home actually needs.

In a balanced market, expect 2-4 weeks. In a hot market, well-priced homes often sell in under 10 days. My average is around 18 days on market — but timing depends on price point, season, and how aggressively we want to price the listing.

If the home is your primary residence, no — the Principal Residence Exemption typically covers the entire gain. If it’s an investment property or you’ve used it as a rental, capital gains apply on a portion.
